
Sea Tower
The story
Sea Tower fronts the Red Sea coastline in Jeddah — the kind of plot where every unit deserves a sea view and every unit can be a thermal liability if the envelope strategy is wrong. The brief was simple in phrasing, complex in execution: optimise for airflow and natural light through every floor without sacrificing the seafront aspect.
We oriented the tower's core away from the prevailing humid sea breeze to drive cross-ventilation through residential floors, then articulated the façade to break solar gain on the western elevation while keeping seafront sightlines clean. Every floor plan was tested against insolation simulations and CFD airflow models before the concept package went to the client.
