From an Amman engineering firm to Saudi's BIM partner

Founded in Amman, Jordan in 2013, Design Zone later expanded into Saudi Arabia and established its headquarters and primary operations in Jeddah. We grew alongside the Kingdom's adoption of ISO 19650 — first as an engineering services firm, then as the BIM partner that shaped how Saudi giga-projects deliver information.

Today we operate three offices across the Kingdom and the Levant, with more than 60 specialists serving Vision 2030's most ambitious projects. We don't just follow ISO 19650 — as a BSI Associate Consultant, we help shape it. We don't just use Autodesk — as an Autodesk Authorized Training Center, we certify others.

FOUNDER & LEADERSHIP

Led by the engineer who founded it.

Design Zone was founded in Amman, Jordan in 2013 by Dr. Esraa Al-Twassi. The company later expanded its operations and established its headquarters and primary business presence in Jeddah, Saudi Arabia — growing from an engineering services firm into the BIM partner behind some of the Kingdom’s most ambitious Vision 2030 work.

As Principal & Founder, she leads Design Zone’s delivery across the full information lifecycle of the built asset: Building Information Modeling, ISO 19650 information management, digital twins, Virtual Design and Construction, Scan to BIM, and Heritage BIM. That standards-first direction is institutional: Design Zone is a BSI Associate Consultant, an Autodesk Authorized Training Center, and certified to ISO 19650-2.

She also directs the company’s product line: TwinMs, the in-house digital-twin platform for facility operations, and TwinMaq, its cinematic 3D sales platform — both conceived, built, and deployed by the Design Zone team.

MILESTONES

Thirteen years, in five lines.

  1. 2013

    Founded in Amman, Jordan, as an engineering services firm focused on Architectural BIM and multi-discipline coordination.

  2. 2018

    Granted Autodesk Authorized Training Center status — certified training on Revit, Civil 3D, Navisworks, and BIM 360.

  3. 2021

    First Vision 2030 giga-project delivery: the Visitors Pavilion at King Salman Park, with Royal Commission for Riyadh City and Freyssinet.

  4. 2023

    Certified to ISO 19650-2 and appointed a BSI Associate Consultant — from applying the standard to helping shape how it lands in the Saudi market.

  5. 2024

    TwinMs launches commercially (Haram Project, Makkah; Dar Albadriyah, Riyadh); TwinMaq goes live with Aleen 152, Alkhobar.

Post-contract BEP authored for the Haif–Freyssinet joint venture across the infrastructure masterplan of the Qiddiya upper plateau.

HOW WE WORK

One standard, end to end.

Every Design Zone engagement runs on ISO 19650 — the international standard for managing information across the whole life of a built asset. In practice, that’s a five-step delivery spine:

  1. EIR

    We author or refine the Exchange Information Requirements, so the client asks for the right information before modeling starts.

  2. BEP

    The BIM Execution Plan turns those requirements into responsibilities, milestones, and model standards the whole team signs.

  3. CDE

    A Common Data Environment — Autodesk Construction Cloud — gives every discipline one source of truth.

  4. Coordinated production

    Models develop against MIDP/TIDP delivery plans, with clash detection across disciplines.

  5. QA & handover

    Independent model QA, then structured asset data at handover — through to a live TwinMs digital twin where the client operates the building.
