Aleen 152, Alkhobar. Sold off-plan through 3D.

Aleen 152 is a residential development in Alkhobar with four unit types across six floors. The challenge: sell off-plan to buyers who can't walk through a building that doesn't exist yet. We rebuilt the project as a TwinMaq digital twin — every unit navigable in 3D, 360°, and aerial from any browser.

THE CHALLENGE

Off-plan property sells on imagination — and most renders break it.

    Static renders don't convey scale

    A flat render of an apartment shows finishes but not how the unit lives. Buyers can't feel the ceiling height, the sight-lines, or the relationship between living room and balcony.

    Floor plans require interpretation

    Most buyers can't read a 2D floor plan accurately. They know it says "3-bedroom" but they don't know where the bedrooms sit relative to the lift, the balcony, or the morning sun.

    Salesroom-only tours don't scale

    A physical model in a sales office reaches one buyer at a time, during business hours, only if they visit Alkhobar. Online buyers and out-of-town family decision-makers get nothing.

WHAT WE BUILT

A web-based digital twin every buyer can walk through.

TwinMaq turned the Aleen 152 CAD package into an interactive 3D experience. Buyers click any unit and explore it at floor level. They can compare floors, switch unit types, take a 360° from any room, or pull back to an aerial view that shows the project context in Alkhobar.

  • Full 3D building model — six floors, four unit types, all common areas, generated from the project's 2D CAD package
  • Per-floor navigation — click any floor, see its unit layout, click a unit to enter
  • In-unit 360° panoramas — every room captured at human eye level, navigable via arrows or a top-down minimap
  • Walk-through fly-overs — pre-rendered tours from entrance through living spaces to balcony
  • Aerial view of the project in context — the building in its Alkhobar surroundings, with road network, neighbours, and orientation
  • Floor-by-floor comparison view — buyer can see the same unit type across different floors side by side (different views, different prices)
  • Live sales availability layer — units coloured by status (available / reserved / sold), updated by the sales team in real time
  • Responsive on phone + desktop — sales reps share a link; buyers explore from anywhere
HOW WE DELIVERED IT

CAD to digital twin in four passes.

TwinMaq isn't a one-off render — it's a configurable platform. Aleen 152 was delivered using the same pipeline we now use for every TwinMaq deployment.

  1. 01

    CAD ingestion + 3D rebuild

    Architectural 2D CAD package re-modelled as a 3D parametric source. Materials, lighting, and finishes mapped to the developer's spec.

  2. 02

    360° + fly-over capture

    Each unit instrumented with 360° camera positions; key approach paths captured as fly-over routes. Captured once at LOD 300 quality, then optimised for web playback.

  3. 03

    Platform deployment

    Project loaded into TwinMaq with floor map, unit configurator, sales availability layer, and an admin panel the sales team uses to update unit status.

  4. 04

    Sales handover + training

    Sales team trained on the admin interface — they can mark units sold, reserved, or available without engineering involvement. Live updates push to the public-facing twin within seconds.
