The story

Alsaedy Real Estate's compound development in Jizan needed three villa types co-existing on the same masterplan — different ground areas, different orientations, but a shared infrastructure backbone and shared MEP strategy. The BIM scope had to handle three concurrent buildings as one federated delivery.

We delivered LOD 350 across all four disciplines (Arch, Structure, Interior, MEP) for each villa type. The MEP concept report sequenced the shared services backbone before discipline-specific authoring started. Federated clash analysis ran weekly across all three villa types simultaneously, and the 2D sheets, calculation reports, schedules, and BOQ packages all extracted from the federated models in one synchronised pass.
